Hi all and Happy Easter

My wife and I are looking at buying a holiday home in Camposol and just wondering if anyone could give us a rough idea of the extra charges on top of the purchase price. We are looking at small house's in the region of €60,000 any help is appreciated 👍

Hi Neil,yes camposol is a fabulous welcome.you have got to add about 12-14% on top,so if 100.000e it'll be 112-114.000e.theres 8 % tax plus solicitors fee,notary,search fees.etc.good luck.

Hi

I've recently purchased on Camposol C sector. House was €50.000 . Plus 8% tax as is the standard for Murcia Region. On top of this the solicitors fees were €1595 plus tax €550 for survey which was a waste of time and money. €2700 plus tax for Notary 😳. There were also many extra charges , POA and a few more. My overall purchase cost €64000. None of this was explained properly , my fault I suppose . Good luck Maria

Hi Maria, 

that is a crazy amount of money, whom did you buy through and your solicitor, we purchased through Dawn at 2Let2Sell using MMB, our tax and total fees worked out at just over €6000 and we purchased out villa for €58k 2 years ago, the Notary fees were less than €500 and included in our Solicitor fees etc. 

sounds like you have seriously overpaid

I hope this helps.  

Attached is the price and fees section from our completion in late January from Costa Calida Property Services.  They did a good job and as you can see, it worked out to about 10% on our property but will be a higher percentage I guess on a smaller purchase as some of the fees may be fixed irrespective of the property price.

I will go through my figures they did make a few mistakes that I had to pull them up on.  However the actual fees of the various taxes and charges I had to take their word for. Thank you for your help Maria

You Paid 28 percent of the cost of house in costs in legal plus taxes and it appears to be over the normal 10 to 12 PC

You appear to be totally ripped off, Your solicitor should have gave you the approximately costs

Dont know how you got a house for 50 thousand euro ?? Was it a one bedroom run down apt ??

The house was very run down, we had rain pour through ceilings and walls and through electrics when there was heavy rain a few Saturdays back. Everything inside except a table and chairs needed dumping it was not fit for habitation. Kitchen propped up on bricks and so much dust and dirt it made my asthma bad. However hard work to clean up , repairing the whole solarium 5 days of grouting  and making good and then 3 coats of the fibre glass roofing paint , we feel we can proceed with buying furniture to relax on and look forward to making it into a home. Future new kitchen and bathroom, when we have made our minds up how we would like it. I will go back to solicitor on all the charges when I'm back over later this month. It's a 2 bed Rebecca style bungalow.
