Hi . We have had an epc recently and no. No copy of our deeds was requested.

Yes! We did the epc through these people
Even though not selling through them.

A copy of the escritura or a Nota Simple is often requested so that the technician knows what the registered layout of the property is so that they can do a correct estimation. They cannot just make it up as they go along! Any additions to the property that have not been legally registered since the previous report will affect the result of his/her analysis. If the property owner does not offer a copy to the technician, then they would have to apply for one from the Registro de la Propiedad, which could increase the final cost of the EPC report.

Thanks Mags... was just worried that I'd be handing something over that I shouldn't. They've been very helpful to be fair. Got an architect coming out on the 3rd of May.
