Properties classed as Touristico

Hi,

 My husband and I are considering moving to Camposol permanently and we are wondering if most properties  on C or D Sector are classed as touristico?

Majority if not all properties on C and D are classed as touristico. Estate agents may tell you different, but they are only interested in a sale and your hard earned cash. Depending on your budget look elsewhere other than Camposol. Yes I know as lived on D for 2yrs, it's like marmite either you love it or hate it.

If you look in the files section of the Camposol 2025 Facebook page, there is a file called “Camposol Zones”. It shows the designation of all the sectors on Camposol. The zones marked in yellow are designated as “touristico” and as you will see there are large parts of the entire urbanisation that are not so designated. The plan parcial for Camposol is being redrawn and it is expected that the issue of “touristico’s” will be resolved when this work is finished in four years time. The other major issue to consider on D sector is that several hundred houses were built illegally on the Rambla de Los Aznares. There are plans to reroute the Rambla away from the houses. If you do a search on buying on Camposol on this site you will find many long threads on these subjects.

We purchased a monsora villa on lower C 4 years ago and far as I’m aware all monsora’s have habitation certificates ours certainly did

only a small number on C and D are touristico and mine on D26 had a finbre obra, as good as a habitation cert

We have bought on D35  and have recently moved in full time. No problems at all. And loving it more every day.  Friends wd have made and new people we have met on C and D. The majority  have all lived for years from 20 years to 5 Years and none of them have had any problems. I would imagine that the estate agent would have to legally come up with that information. All the ones we looked at 2 years ago they were all on C and D but nothing was ever mentioned. I presume they showed us what we're available as they knew we wanted to come out full time. Good luck with the House Hunting  x

If you check the file I referred to in my previous answer, you will see that the properties on D35 are classed as turistico. You may like to check with the agent?

We bought our place 2 years ago and all okay with the solicitors ect. That's as much as I know. And we have just gone through the process of getting our residential. 

So hopefully it would have been bought up by the solicitors etc . We have no issues at all luckily . And the majority of people we have so far met are on C and D and live here full time. There could be areas but luckily ours isn't.  Not realy sure how I would feel after all this time and the process of getting the visa and now the Residencia if it came up as not able to live here . But I think the solicitors  would have / should have come up with that during the buying process. Hey ho. We are here and here to stay hopefully.

My response to your post is factual. Whether you wish to believe it or not, is up to you.

The good news is that the council are in the process of rewriting the plan parcial for Camposol and it is expected, but not guaranteed that the status of those properties designated as turistico, will be resolved. It will be four years before we know.

You appear not to have been given the correct information by your agent. It is entirely up to you if you want to do anything about it. At least you now know that your property is turistico.
